Something to be aware of regarding impact fees

Impact fees are implemented after an exhaustive study that looks at current, past, and future infrastructure projects.  Every new development, whether it be a single home, commercial building, or subdivision creates a new demand on the existing infrastructure of the system.  These impact fees are calculated and implemented through various public hearings, and help to cover the costs associated with the infrastructure that was installed prior to the new development.  In many ways its helpful to consider impact fees being the fees of "buy in" to an existing system.

 

Impact fees are expected to be paid in full for each individual connection wanting to be used. This means that even though you may have purchased a building lot with water and sewer stubbed out, there is a high probability that the impact fee have NOT yet been paid.


Ashley Valley DOES NOT require developers to pay the impact fee for each lot during construction, but does require the fees to be paid prior to final connection and occupancy. 


If you purchase a building lot that has water and sewer "stub-outs", please be prepared to still pay impact fees at the time of connection.  Impact fees are related to each connection, and are NOT based upon land purchase.
